Lincoln Hills Softball Opening Day!


'Opening Day' is a celebration in Lincoln Hills marking the beginning of the popular Senior Softball season.  It is held on the sunniest weekend in April which this year turned out to be Saturday and Sunday, April 25th and 26th.  Opening Day is extremely popular in Lincoln Hills, with most residents attending... softball players or not!  Each team plays a shortened game and many other festivities: a bake sale, raffle drawings and plenty of yummy food.  

I am pleased to announce that the Carolan Properties softball team is having a fantastic 2009 season!  There have been 7 games played so far this season and the Carolan Properties team has only lost 1 game!  Here is a breakdown of the Carolan Properties games, so far:
  • 3/30 WIN 14 to 9
  • 4/1 WIN 14 to 4
  • 4/13 WIN 11 to 7
  • 4/15 LOST 9 to 13
  • 4/22 WIN 13 to 3
  • 4/27 WIN 17 to 2
  • 4/29  WIN 15 to 14

That's a Wrap!

Today we had the pleasure of attending the SCLH Fashion Show in the Orchard Creek Ballroom.  Prior to viewing some of the latest women's fashions and accessories for Spring/Summer, we enjoyed a lovely luncheon from the Meridians, consisting of Caesar Salad accompanied with Smoked Cedar Plank Salmon, Mimosa and Strawberry Creme Cake with Berry Tipping and Mint Highlight.  We all enjoyed our lunch and the staff did a great job.

The stage was beautifully decorated with potted flowers, compliments of the Sponsor - Home Depot - which delivered them to the Ballroom and picked them up afterwards, free of charge.  The show was professionally emceed by Vernita Bernadett and Judie Leimer.  They did a great job in describing the fashions and moving the production along with impeccable timing, managing to inject a little humor along the way.  Vernita and Judie, along with Joanne Karas, were the Fashion Show Chairs.  Other volunteers were Marilyn Gale, Susan Lampton and Edy Ternullo.

The following ladies modeled the fashions: Ruth Algeri, Julia Gilchrist, Gerrie Mills, Robin Cross, Nancy Nash-Lund, Gail Harmon, Claire LaFleur, Alice Martig, Sandra Persyn, Marilyn Ralisback, Adele Ranellone, Val Singer, Linda Streich, Karen Sorensen, Nancy Mitchell, Diane Yamamoto and Ninette Murray.  They are all Lincoln Hills' residents and did a first class job!

The clothing/accessories were proveded by Draper's & Damon's (916.788.1050, 1013 Galleria Boulevard in Roseville), Marilyn's (530.823.2468, 866 Lincoln Way in Auburn) and Sun River (530.888.1585, 1585 Lincoln Way in Old Auburn).  Representatives from each of the stores were present, working at a furious pace backstage to further ensure everything proceeded smoothly.  (Everyone present was given discount coupons from each of the stores.)

There were also 10 vendors present outside the ballroom, displaying their unique fashion effects, including jewelry, cruise hats, purses, wigs and spa accessories.

We never cease to be amazed by all the talented folk within our community here in Lincoln Hills and today once again proved this point.  Today's production was no small feat!  (Be sure to pay close attention to our monthly Compass Magazine - available the 15th of each month - that details the many fun and exciting events that occur here each month, such as this one.)

2nd Annual Parade of Featured Homes!

Happy Easter from Carolan Properties!

Happy Easter!  Did you know that eggs are a symbol of the new life that returns to nature at Easter time?  The custom of exchanging eggs began long before Easter was celebrated.  It was a custom of the Egyptians and the Persians where they exchanged eggs decorated in Spring colors.  They believed that Earth hatched from an egg which contributed to this custom.  In England they began writing messages and dates on their eggs and exchanging them with friends and loved ones.  Candied eggs were made in the 1800's.  These eggs were open on one end and a picturesque scene was placed inside and were used as table centerpieces.

1st Quarter Solds in Lincoln Hills!

The first quarter of 2009 (January through March) just came to an end.  While only 23 homes sold and closed escrow in the first quarter, sellers are CONTINUING to receive an average of 95% of asking price.  As I always say, Lincoln Hills continues to be THE premier location in Northern California for active adults.

REO / Short Sales in Lincoln Hills!

The Carolan Properties Ad in the April issue of the Sun Senior News centered around the new Short Sale/Bank Owned homes in Lincoln Hills.  Click on the first document above to see the ad.  While Short Sales and Bank Owned homes are more abundant in other surrounding neighborhoods, Lincoln Hills is still fairing well in comparison.  With 143 homes currently on the resale market in Lincoln Hills, only 29 are Short Sales/Bank Owned.  That means only 20 percent of the homes on the market in Lincoln Hills are Short Sales/Bank Owned.  Click on the second document above to see a detailed list of the Short Sales/Bank Owned homes on the market right now.  So far this year 5 Short Sales and 1 Bank Owned have closed escrow in Lincoln Hills.  

Short Sales and Bank Owned homes can be great deals for homebuyers, but the waiting process can be lengthy.

Spring has Sprung in Lincoln Hills!



Spring has sprung in Lincoln Hills and with that brings warmer weather and beautiful flowers!  I started this blog for my clients who live outside of Lincoln Hills as a way to showcase the outstanding and unique lifestyle.  One aspect of Lincoln Hills that I have not yet touched on is the fantastic weather.  The average warmest month is July, with an average high of 97 degrees F.  Our coolest month is January, with an average low of 33 degrees F; January is also our rainiest month, too.  We are fortunate to have 4 distinct seasons with the temperature averages being: Fall, 77 degrees F, Winter, 57 degrees F, Spring, 72 degrees F and Summer, 93 degrees F.  

We usually receive an average of 22 inches of rain per year and 0 inches of snowfall.  Interestingly, the average US city gets 37 inches of rain and 25 inches of snow.  While Lincoln only has an average of 54 rainy days per year, we are lucky to enjoy 256 sunny days per year... 70% of our days are sunny days!  The comfort index, which is based on humidity during the hot months is a 50 out of 100 (where higher is more comfortable); the US average on the comfort index is 44.

This is just another reason why Lincoln Hills is such a fantastic place to live.  The wonderful year-around weather is helpful when the residents are enjoying all of the outdoor activities in Lincoln Hills!
